A large industrial warehouse is planned for a site at the corner of Pecan Park Road and US 17.
Plans submitted to the St. Johns River Water Management District show developer Seefried Industrial intends to develop a 525,000-square-foot warehouse. The plans are currently in review.
The site at 186 Pecan Park Road is approximately 31 acres and is owned by A-B Distributors Inc., according to property appraisal records.
Plans show the warehouse development would include 295 car parking spots and 164 spots for trailers.
Seefried is based in Atlanta and has been involved in other Jacksonville developments, including an Amazon facility also located along Pecan Park Road.
The plans show Kimley-Horn is the civil engineer, and LG2 Environmental Solutions is working on the environmental part of the project.
The new warehouse is another example of Jacksonville’s extremely active industrial market. Industrial real estate professionals say there is huge demand from prospective tenants, as well as from investors and developers. The plans submitted by Seefried do not indicate if the project will be build-to-suit or speculative.
There is around 6 million square feet of new industrial real estate in the pipeline for the Jacksonville metro in 2022, according to information from Cushman & Wakefield.
